Cory Diary : Ascendas 1H22 Report

Ascendas reported another set of strong results. A quick glance on below table.
10th Aug'22 is Ex-Dividend. At current trading price of $2.99 which translate to annualized yield of about 5.27%.



Adjusted NAV 2.31 (after div distribution) the premium is about 1.29 or 29% to NAV.

Diversified

Ascendas has a diversified portfolio mitigating currency impact.



DPU

Initially I have concern on the quality of the DPU. But below table probably addressed it mostly by the Footnotes.



Can't ask more in this report. Diverse property, debt, dpu and premium are well covered. Is such Reits that always let me think twice on allocating my money to safer elsewhere for lesser returns.

This is a quick glance on the result but I have most of what I needed to look at.

Cory Diary : Ascendas 3Q'2021 Details

That's for Period of Jul, Aug and Sept. Ascendas Portfolio below. Well diversified. Currently I am tracking around 5.0% yield.



Key Development

Completed development of Grab HQ : S$184.6M
Handover 7/30. This improves SG occupancy. 11 years rental lease. NPI Yield 6%.

Divest 2 Australia Properties : S$104.5M
This are freehold warehouses. After fees and rate, there are not significant from acquisition price. difference to mention. The smaller one only has 61.7% occupancy while the other 100%.


Key Metrics

Leverage : 37.4%, Occupancy : 91.7%, Rental Reversion : 3.7%


Covid-19 Updates

Sept'21 Mandated 2 weeks rental support for SME and specific NPOs. This can be offset from May/Jun relief. Furthermore can enjoy land tax relief.


My Brief

DPU likely intact and better in next reporting. No DPU in this quarter update due to half yearly reporting. As Ascendas is already a key part of the portfolio, will continue to maintain position. The business is as hard as rock. The compensation reasonable for such steady business.

Cory Diary : Trading Log 2020-0925

Long time since I last post on Trading Log. In my portfolio when I last did on this log series, I venture a bit far on the risk side for higher dividends. So sometimes I get a little nervous. Next is my build-up in SGX has pulled off in Diary of Trading Log 2020-0814. Often act as counter balance to down trend stocks.


Accordia Trust

As earlier articles, I have reduced my position 40% on this. Is still sizeable but I no longer in "fear mode" :P .  AGT is Golf Trust nevertheless with "sibei" good dividends as we wait for the final offer that since arrived. And soon it will be Ex-dividend and then finally delisted. Good returns and not bad for a stock I know so long and suffer the mental rides of the prices this year as position grew.


Ascendas Reit

Continue to build up on this position which I have cleared some time back. I am waiting for a big gap down if any before willing to average down else I will leave my cash in War chest. At around 4.5% yield, this is one counter I can afford to hold for long term and sleep well. Not sure why but I feel the last dividend seems a little low. Is it just me for an accretive deal to be given a reason that there is now more shares in the market from the last acquisition to have lower DPU ? Interesting to know.


IReit Global

I have decided to take profit 80% (CDP) with remaining 20% remains with another broker for the rights issue. I could use this to try out custodian broker for rights issue and learn something from it.

This sales put a large dent in my dividend returns so I am still in the work on mitigation mode before Year 2020 ends. The concern with this counter is the rights issue is discounted so much that I feel the management has taken investors for a ride. Furthermore the Spanish investment doesn't seem a good deal. I miss the previous CEO. I may still find opportunity to increase my position after as the they will have another chance but just smaller chance in my portfolio. Need to remind myself credibility is very important.


Mapletree Com Tr

Manage to build up some positions past few months. So now we have driven a gap of capital profits. I am still considering whether it worth to expand the allocation. This is Quality Reit in my opinion so unlikely will sell any in mid-long term. Is not everyday we can secure a position in the famous Reits at good price. So hold tight tight ....


Cromwell Reit

When it first listed I am pretty negative on the reit. I still do not have full trust in it. However it has dual currency denomination listed which I want and also act as a hedge being mainly listed in Europe. Small position so far.


With all this, I end up with much more net cash position for War Chest build up at lower theoretical dividend of-course.

Cory Diary : Trading Log 2020-0814


Due to Work-From-Home, Trading has increased despite very busy hours with my new born as I will managed time in-between caring for her as a relaxation instead of sleep. I will need to change this before sleeplessness becomes a norm.


SGX

Over months I have built-up a position in this counter after the large drop due to MSCI discontinuation. My thoughts is that this is financial, exchange, digital and Covid Proof. And the market over-reacted. Considering the situation in Hong Kong right now, I think MSCI moves probably not so good politically.

Below is the new interface of SGX Portfolio page. This is good improvement. Do note only track shares accredited to it. 



Yield wise, the increase in DPU is a positive move of SGX. And I am looking into their growth opportunities. Personally i feel they have many opportunities in the fintech future.


VICOM

The yesterday report of lower returns are not unexpected as the information is publicly known previously. My last position was June prior to the share splits so I did not sell at the top. I would think this may reflects on SBS Transit as well so avoided any new position on it. Both counters will be interesting to monitor.


DBS

Continue to average down on DBS as I feel the dividends able to provide is no brainer investment which is much better than my Reits. This is in-addition to the profitability. Unfortunately, MAS direction results Bank reducing their payout to 60% caught me by surprise in the sense Singapore Local bank gives me the impression that they are much more conservative in their operations compared to their oversea counterparts. So if any business is worth to lend, they would have the money.

The only risk which I have mentioned multiple times are Digital Banking Licenses which is an unknown risk which could put another big dent on Temasek earning after Keppel, Singtel, SBI, SBM, SAT, SIA ... are performing relatively poor. My list needs to be validated as I am using my untrained memory. Do the additional licenses timing be adjusted further or should it be curtailed ?


ACCORDIA GOLF TR

The long wait has finally arrived with the buy over of all the golf assets with a further price increase thanks to some key shareholders. From here, I learn that to have this folks are great. 

Relieved myself of recent increased position and some partial sale of existing holding as I am not very familiar with the entire returns process or any uneventful. The hope for remaining is we can have new surprises or my unknown that can further improve existing stakes as I will walk to the end probably as a learning experience.

The con of the buy over is that this counter provide good yield which will put a dent to my dividend plan. So I am in the process to mitigate but need to care that risk is also managed.


ASCENDAS REIT

Cleared all my positions when it run up recently. Manage to buy back in stages to build it back up after Ex-dividends. Due to this move, my dividend received has been reduced by more than 75% from this counter in exchange for capital gains. My final position is slightly smaller in shares from starting and overall I think a slight net increase compared to if I have done nothing. The experience is a not so fruitful exercise. Broker happy and I do not have loss.

The reason I buy back most of my shares are due to Ascendas is I feel is a key stake in any dividend portfolio. The yield has comes down slightly due to Covid but largely due to price increases. For later reason, one should not use yield to justify not buying back as it will be a big mistake. The counter is no longer my top position but certainly my best profit counter YTD.


There are more trades on others but I think today I have talked enough.

Cory Diary : Survival Badge

Cory has gone through SARs 2002 , Asian Financial Crisis 1997 and Global Financial Crisis 2008. We also have Grexit, Brexit, Tsunami and China Sneeze 2007. Looks like Covid-19 will be another if we survived and why not for a dividend investor. In fact we should thrive to drive through next higher level of dividends.


The main key is capital preservation and allocation. To achieve both, the emotional aspect of an investor is in question. Cory do this by having 25% Bonds today. As family man, state of mind is important especially 2nd daughter just born ! And time is limited to monitor the market as he wishes.


This is a figure that balance reasonable money left for dividend Investing and growth. The other is to size the core equity segment to the size where in worst case situation Cory can hold and sleep. Their business fundamentals are stable. Fill the remaining gap with STI index if picking skills not so good like Cory.


For reit investment,  everything is good at the right price. If the yield is so low that sudden market volatility can erases few years of dpu, it makes senses to reduce or cut them. Cory did that with Ascendas previously. And then buy back some in stages.


Even after all this, the next key issue is home. How do we keep our mental state healthy from loan debt. Some people do this by zeroing out the home value in their net worth even when the property is fully paid up. Cory does it by allocating cash into FD, SSB and larger emergency fund. This aren't tracked in portfolio.


So how do Cory do so far for a Reit heavy portfolio with a declining Feb ? From the chart below, seems like performing better than previous with widening gap against STI.




Next, is how to appropriately deploy the warchest raised across weeks and months. That's a good problem to have.

Cory Diary : Equity Allocation Feb'20 - Part 1

Has been a long time since I last post on SG Overall Equity Position. There has been quite a change since last posted. The change is huge and this won't be the last. Every time I tell myself not to do that but my survival instinct fails me. However don't get me wrong. I like the fun and so is my broker for the fees.... . So is a mutual thing. 😂

The equity allocation is pretty detail imo and I hope by sharing my experience will helps people on portfolio management and as a record for myself on where I could improve on. Is my sincere believe that one has to build up alternative sustainable income stream to be better in the future. Our future. Don't wait till we need it. Is still work in progress for that matter.

However, the blog articles are my learning experience and is on personal perspective which may not fit you or the conclusion can be wrong since is an ever learning process. So read it with a pinch of salts.




SIA 3.03% 240328

Since last record earning, I have not do enough "Parking" to my Fixed segment of my portfolio. This portion of my portfolio is like a reserve that provide buffers in time of needs so growing them is important. Manage to double my SIA Bond recently. If we are to use YTM to compute yield one may arrive roughly 2.4x%. That is a little misleading considering the coming interest in march. So I view it as a steal. Am I right ?


STI ETF

Did some roughly 25% par down recently when Wuhan first emerge. Even though Wuhan Virus is not as damaging to the market like Sars did the last time this has contribute some to the warchest. Will the situation get worst is anybody guess. But I am happy to hold the remaining 75% through if that happens as it is providing one of core dividend contribution. Yield wise is not as good as Reits so this put the portfolio in better yield shape.


OCBC

This counter is wiped down as I feel the management is not as strong as DBS. Furthermore with Digital Banking, the impact may be a surprise to existing players who are not aggressive enough. Considering I did do a scrip, the remaining will be odd lot for long time to come. I thought this could be with me for long enough time despite the overhanging digital baking concern but Wuhan thing changes my plan.


DBS

DBS allocation has been reduced a little. Contributing some funding to the warchest. Is still quite size-able in the portfolio. If there is impact from Digital Banking, the only horse I would bet is DBS. The current yield is good and could be under-valued. I would like to expand if there is opportunity.


NETLINK NBN TR

Sold off 40% recently when the price run up. At roughly 5% yield for a slow growth stock I thought this make sense. The 60% remaining gives a good enough dividends contribution for now and do provide stability support on portfolio value when the market turns. There maybe some upside but it will only be significant if we could see long term consumer segment contribution on the retail ends and not be impacted by 5G roll-out.


VICOM

This stock has been providing solid returns over the years. Last year 34% XIRR. Since  last year I have been steadily reducing my exposure 2 lots at a time with the recent one just yesterday. Is always seller remorse situation.  The remaining 50% will be difficult to sell. Hopefully market allows me to build the allocation back. Their recent result is good and will provide robust dividends for the portfolio.


KOUFU

Initiated a position on this. This stock has been hit by Wuhan. In normal situation, it may not be easy to get this price. Therefore this is a position for possible gain after this whole thing is over and be a growth stock for the portfolio.


CRCT

Initiated a position on this as well which has corrected quite significantly due to Wuhan event. Same thing, in normal situation especially for a Reit, it is quite impossible to get at current price.  There is an inertial of whether one should wait longer but for me there aren't many Reits of good standing that can provide this yield. The down side risk is the short leases and therefore possible risk of renewal which I do not have much knowledge on. The Reit dividend distribution is half yearly and it just Ex-dividend.

ASCENDAS REIT

This was largest position and with increasing stock price this year, I decided to take profits to build up my warchest. Remaining 25% left as core for dividends. Depending who we ask, the learning from this episode is that I could have oversold my position. It was so significant prior to the sale due to increasing price and that kind of unnerve me that I wanted to realize it asap. The current yield is 4.9% which is quite good for this Reit. If we are to look at the Radar map, the stock is clearly not in right allocation size. A mistake imo.

Cory Diary : Mind Boggling Trades

Following article is just a re-collection as I struggle through my thoughts. Not an encouragement of what you should do or not. There is a lot of dynamics and risks on my actions and likely not suitable for anyone who attempt to follow as always.

Has been quite some time since I last posted about my trading activities. Maybe is good time to re-collect on it on those that I can remember and correctly remembered. Since the last scare on stable Reits, I have decided to take profit on a number of my higher profit counters. 

However, there's still a need to continue my dividend "Story line". This few months saw a number of Reits actions. Very happening months and trading costs have been escalating which I have to watch closely as expense ratio can climb very fast with lowering profits when the market turns while I am searching for the Nirvana Portfolio to suit myself.



Maple Ind Tr

Not bad for a stock which I started investing only last year. In Year 2018, after dividends is only kopi money. Hardly cover my transaction costs. However the logic is clear for me and which I continue to add even more after. Year 2019 profits kind of exploded. Is good to have a happy closure on this counter. 

Basically I cleared out this counter. Good 5 digits profits for Year 2019. Rationale is that it has hit below 5% yield. I do like this counter though as I am expecting DPU growth for some period of time.What this mean is I am no longer have any Maple counters ( sigh ).... . Not sure is the best thing to do but it has been decided and so a counter less. 


Ascendas Reit

To cut the the long story short, sold all my Rights Shares however bought the Mother-Shares later. This push my holding relatively high. I have yet completely recovered to my previous  max profits on this counter net net. However, at roughly 5.5% yield I am happy to wait while collecting dividends.

This is the largest Reit in town. I have been harping how attractive it is for myself. And I am willing to go along with it growth along Singapore Story Line with the added twist on recent US acquisitions. Certainly I put a lot of faith in the management. I could be wrong and pay for it.


Accordia Golf Trust

AGT is something I owned few years back/ Not so profitable exercise. In fact net net a slight loss if my memory serves me correct. I hate the pendulum swing in the stock prices. The DPU swings too with the directional of the "weather" or weather ...

Back on this counter due to recent news on potential sales of all it's golf courses. The reason I go in is 2 folds. First the NAV and possible premium. Apparently, the market did not drives it high enough so I decided to do a calculated risk to buy some despite the premium. Of-course this is speculation move and can becomes long term holding which isn't that bad with roughly 7% yield @0.675. Yes, high can go higher ... . The fall can be great too sadly.

Fact check on myself. Without AK affirmation, I wouldn't have go in. After keying in the lots acquired on how much dividends I could get, Year 2020 dividends moved up nicely. So I thought maybe I should get 10 lots more but the price has ran away in the seconds that I was deliberating. I always remind myself that when one buy on speculation please treat the trade as such. I did not on this one.


Netlink BNB Trust

Decided to increase my holding since I am not going to clear them all. This to me is a defensive play while yield is average. There's talk about sustainability of the distribution but I am not sure is a concern considering the gearing is low. Anyway the size is risk adjusted and does help to spread out my dividend play. 5G risk is unknown 😱. Something I have to stomach with. However, I got a good enough 5 digits buffers on this year alone. 

The history on this one with me is boring. There aren't much profits on this one and for a period of time looking at how shipping trust or harbor trust go, this aren't one of my pillow that I can sleep soundly. I even lose money on this last year after dividends. Other than being similar to a business trust their commonality ends.

The only calculation I did is yield and that they are here to over stays for years to come. There has been many discussion on their viability. So we walk with our eyes open so blame no one. Just have to stay nimble.


FCOT

Took profits about 40% of it few weeks back. Is another nice 5 digits from this year alone in total considering I only start investing in them in Year 2018 and have the lots doubled in Year 2019. Why the confidence is like the enlightenment I had on it being treated as bond-like in nature. This easily explain why I make my moves on a number of other Reit counters.

Just yesterday there is this merger news. Frankly not sure is good or bad timing for me. It has maintained 2.4 cents for longest time I can remember quarterly. So they know how to make Shareholders happy. Let see what they could come out with. Hopefully I will have a better deal from FLT. The suspend is interesting.


Ascendas-h Trust

This has been with me for past few years. Is small but nimble. When I have it I know what I am going into. I have this tract rather closely quarterly and was quite interested in what they have been doing strategically. Unlike others, I have time to tripled my allocation over the years.

Together with the others, sold about 30% off this counter. This is the largest profit of all the reits I have of this year. You can say is re-balance of the profits 😌. I have nothing against Ascott Reit other than offering me a lower yield than AHT can but it is going to be in a stronger entity. Look forward to my Ascott Shares.



 DBS

Continue to increase my holding on this at opportune time. Right now is slightly above 8% of my portfolio holding. So, think I am good on this one.  CEO performs much better than the others. He knows what is Shareholder values I feel or my feel. The only risk is the digital banking licenses which I have not much clue on the impact. Gut feel is DBS should weather it through safely.

This counter also acts as a counter-balance on the Reits which are interest rates sensitive so that my portfolio do not swing like a pendulum. That's not saying both won't go lower on a single day though. Having dividend like nature and longevity in the business gives me the confidence.


STI ETF

Sold some off when it hits $3.3 early Nov. This is more of re-balance and improving yield moves as STI seems to hit a new peak. (Link). Should have sold more but hindsight is always 20/20. Future purchase will be to nominee account for long term and lower trading cost structure as a personal reminder. If one has followed my blog, STI has not been performing well for past decade. You can try to put your start point before GFC or after it's recovery and the end point today and see whether this is align to my thoughts. I am in it for long term diversification as a portion in my portfolio. With the yield at 3.x%, I would prefer to time the market on this one.


SPH Reit & CMT

Increased some SPH Reit shares as I view this is a better yield performer than CMT. My view is both their dividends and DPU will be quite defensive. Interestingly, I do bought some more CMT this month when it comes back up in yield. Maybe I should have only one of them in the future. There is always this balance between defensive and better yield fluctuating within my mind. Their combine holdings probably square off with AR in exposure.


Frasers 3.65% Bond

With the cash raised, I took some to buy some bonds. Think roughly 10% max holding now that I would go. Not sure this is the right move come to think of it today. I will have to give further thought on this size. This aren't the problem now as I have cash available for opportunity and Frasers family seems running well.


Aims Apac Reit

Average down at 1.373 and then sold half when it rebounded. This is the current size I am happy to hold and sleep well. One of the "alpha" in the Reit team as it provides 7% yield at today price I think. In term of profits, this year is kopi money. I am happy to keep the remaining as long term holding. This does help my Year 2020 plan.


Overall

After all above, there is still good amount of cash in net sales which will be for opportunity. My only concern is my portfolio has not been as stable as before. In the first 3 quarters of the year. almost always one counter will counteract the other falls quite amazingly. Not so now. Maybe the market has turned less bullish or maybe the counters are not in perfect fit to support each other which means will see lumpiness in P/L. P/L and Div are on-track. Cory Diary : Wake-up Call - Performance Mid-Nov'19


When China mentioned that they are close to a trade deal, this send a shocker to the market used to flip-flop sending investors to good safe haven equities of good dividend returns. A strong recipe for good quality REITs locally. The good news send a little cooling of sizable reduction in share prices not seen for some period of time on surprisingly strong quality counters. Is market finally feels is real ?

This is a wake-up call to Cory who just got his portfolio ready for 2020 and now has to do another re-balance. Took some rather drastic and decisive actions to re-balance the portfolio by profit level as the previous assumption were always defensive is good except how to is a big question. The learning is we see FCT, CMT, Ascendas Reit, MCT, MINT etc driven down much lower than other REITs of lower quality is humbling. The rationale is interesting but something to explore with on other time.




In another front, if we could remember, Ascendas Reit has quite a large discount in it's Rights. After Ex-rights and Ex-dividend, price was driven much lower in subsequent days. At 5.7% yield, this is attractive, and Cory took the opportunity to expand more at $2.88. Yes, Cory still loves good quality Reits especially at cheaper price.

Today, DJIA broke 28,004 and STI Index is at higher 3228 level. Cory XIRR 22.6% YTD. Profit Yield ( Profits / [Total Portfolio + Investment Cash] ) at 18%. Just another reminder that strategy has to be nimble to accept change to counter the unexpected and assumption. 

(updated for privacy) - Cory aren't complaining as is better to sleep well with some profit buffers. Yes, Cory has a bazooka right now. A good problem to have for Year 2020.

Cory Diary : Ascendas Reit gets even better with Rights !

This Reit comes into Cory portfolio pretty late. In the initial positions in 2017 there were quite a number of trading activities. Make some kopi money.  Investment only get significant in 2018 which interestingly registered a net loss position by year end. Today, Ascendas Reit is Cory largest position after STI ETF.

So one may ask why so late in the game on this one. The key reason is Ascendas is expensive relative to itself. The chart is ever growing so stock price continues to climb year after year. So Cory keep postponing and finally one day strike his head that if one day it does really get cheap enough, he may not want to buy any ! So that's the 2nd Enlightenment !

Strong Reit is sort after because they perform consistently or should I say grow continuously in DPU. What this mean is for every share invested, the dividend returns are more each year. To top it up, the capital gain as well. So if one try to wait, this may never comes. We can miss this gem completely but Cory prefers to be late than never. This year for some period Ascendas Reit is Cory top performer registering strong returns before being overtaken by little brother Ascendas-h Tr, and Mapletree Ind Tr later.

When the News is out on the large acquisition, Cory is bewildered. Most people would automatically expect stock price to be lowered on the next trading session but not Cory when he regains his composure and who then secretly wish for price gains (link). Indeed, it does and Cory managed to sell some lots at $3.19. The many reasons Cory has provided in the link. However, the price come down later to $3.12 which is still respectable considering the huge Rights discount. The reason for the sale is more on re-balance rationale and taking some profit off the table.

Will the price comes back up is anybody guess. However in Cory heart l, it easily could. And considering the size and yields, it gets more attractive than before. If the price fall significant enough, getting more lots would be very tempting for a stake in the biggest Reit in town. Cory almost want to say Ah Gong throw money to investor to take. LOL

There is one saying. If you visit China but did not climb the Great Wall, you aren't a MAN (“不到长城非好汉”). Cory like to add, if you do not have Ascendas Reit in your portfolio, you aren't a dividend player either. (joking ... don't kill me .. is late). And as usual disclaimers .... for errors and not a stock pick recommendation. Is just a diary of what Cory is thinking and he could be very very wrong.

Cory Diary : Trades - 2019-0920


First time staying late like 30 mins (2.30 am) to watch FED Announcement this week and learned something called a dot plot. Find it interesting but don't call me a dinosaur as I learned that it is getting less relevant today.




The market is very big with different interest groups. Personally to me is the required right step to meet broader market expectation and do a cut though how market perceive them later is another matter. A hike would certainly put the market to a major downward spin. A neutral will be bad on trade front as everyone is cutting rates. This lead to a few trades thereafter.

One of them is Wells Fargo & Co (WFC). With the increasing Banks allocation in SGX market, I see not much value now to have WFC with much lower dividends. One counter reduced. Glad to receive in strong USD term. However, net-net is neutral so is a year plus of opportunity cost though I wouldn't say is wasted as is a hedge against my local dividend counters.

This week we have good news on DC acquisitions by Mapletree Industrial Trust (MINT). The terms look good and rewarded with almost 7% up. That's a far cry from Keppel DC Reit acquisition though but I am glad to get 2nd prize as MINT is one of my  key position. Did some trades to take some capital profit off the table while still 60% vested as I believe now there is possible room for growth vs Ascendas Reit. To-date MINT has floated about Ascendas Reit in my Bubble Chart though smaller in size. Here's the previously reported chart.

To boost my dividends, Ascendas Reit has been increased from recent lows. Pretty happy about it. This filled my dividend gaps nicely but just as I did, MINT opened another due above. With much investment cash still available, I will probably be prudent this time to prepare for year end and be more conservative. One action I did is to increase my bond holding a little bit more.

Lastly, thanks to recent upswing in Reits again and... the idea of ever lowering yield in the market seems to take a stronger root. Cory Portfolio hit a high in profit with Xirr reaching 18% of range last seen in 5th July. However, this time is different because we are leaving STI quite far behind due to Bank components. Almost want to do a further average down on Banks but froze.

Cory Diary : Cory Portfolio Re-balance - aftermath of MNACT sale

Cory Portfolio Re-balance

Mapletree NACT is one of Cory Striker and Dividend producer. One of Cory Core position in the portfolio. However the Black Swan event in Hong Kong provides some jittery to Cory fragile heart. After a black eye, decided to release it for better nights and securing profits. The pain is felt as not only Cory needs to look for growth compensation but also dividend support. At the same time to mitigate the risk.

To cover the gap, four new / add positions are made. Namely,

Sph Reit - Average Dividends Stability
iReit Global - Strong Yield with high level risk. Small position.
Vicom - Average Dividend Stability and Strong Defensive (expanded significantly)
Aims Apac Reit - Good Dividends with slightly higher risk

follow by sale of Sheng Siong. Long time lover who provided 5 years of good returns.

What an exercise ! Thank you Hong Kong ! I will be back when time is ripe.





Further investment is made to further expand existing STI ETF and DBS allocation for longer term investment on lows. This significantly protects the portfolio when dividend stocks slowed down and STI ignited recently.

Lastly, further expanded Ascendas Reit to the right proportion to other Reits lifting the theoretical dividends to $51k for Year 2020 positioning. Yes, is time to prepare. Have you ?

Cory Diary : All Time High !

6th Sept 2019 is a bit special in the morning hours. Cory Portfolio reached an All Time high (ATH) profits (updated for privacy)  when just recently reported returns. Another 12.8% gain. This is the result of a few key stocks reaching all time high (ATH) as well. Before we start congratulating, as soon portfolio hits ATH, the market turns for the worst and ended up lower than it started .... sian ... ....

With funds still available, I am browsing through 5 stocks of interests in which 3 has hit ATH that day. The other two I may mention them some other times due to limited time. So for today, they are namely FCOT, Ascendas Reit and Mapletree Ind Tr.


FCOT - Hit $1.7 but ended lower $1.64. A -3.5% down swing for the day. Seldom we see such movement as large as that day. One of the key reason is the 1.7 psychological level. The other is ATH. As is Friday, people starts to take profit.

The fundamental of FCOT has improved with Google on-board. And with other facility ready for contributions, we could see growing DPU. There are few concerns on the sustainability of the DPU. I have optimistic view. Even in t he event of reduction, the yield is good in this time of market. The only area i need to manage is exposure. Cory portfolio has 7.8% holding.

Ascendas Reit - Another ATH counter that day. Hits $3.21 before coming down $3.14. Swing of 7 cents is quite a lot in absolute figure but not really for a 3 dollar plus stock in percentage term. -2.18% from opening. The volume looks alright.

Year 2019 we see a good trajectory of the stock price due to it's size and stability in returns. Since GFC the stock price has been on a tear. One way up. A 3 baggers excluding dividends. A sure bet so far. The yield is about 5% and Cory Portfolio has 7% exposure.


Mapletree Ind Tr - Yes, this is another ATH stock. High $2.39 and close $2.34. The plus of this is the growth and US Data centers. If we think is at high price, the stock is also on one way up since IPO 2010.  While we could see correction in any stock hitting 1 year of DPU, it will likely takes a bad market for 2 Years of DPU. During this period, a year could have gone by buffering the capital loss. This can applies to all above mentioned stocks. Cory Portfolio has 8.4% exposure in it.


Are you ready to hoot or go for another waiting game ? For Cory now, question is whether he is happy with the yield for the risk. Most importantly to treat it always as a new purchase and overall portfolio view.

The risk is from the angle we need to look at whether the STI and Banks will be on a new uptrend as they are quite resilient that day.

Cory Diary : Trades - 2019-0829


Early morning today, dear wife lined me .... "Armoured cars rolling into Hong Kong" which kind of shocked me as I find this possibility remote. But after reading in detail, it was a "Routine" so to speak. We both agree .... is more of trying to intimidate. However, this is enough. 





Decided to clear my Mapletree NAC Tr which registered two years of dividends. Could have been three years have it not the riots. We can't win it all can we ? This sale is quite painful because it has hit 6% yield. Decided SPH Reit despite 5% yield is the one I am comfortable to replace with. Obviously larger capital needed if I am to lock in similar dividends size.

The other key trade is I decided to sell my remaining Singtel shares. I took the opportunity when it hit a local spike to offload. One counter less as I decided to try iReit Global. Jio still on the hunt for market shares. Despite Airtel good defense, the battle will be prolonged hence my decision. Frankly, I feel some relief from the sale as I found later there is some mental stress hidden in the background. As I can sleep better, is a Good Choice !

A minor trade on some of my earlier Ascendas Reit shares failed. So I managed to bought back some shares in recent dip therefore boosting my dividends in the counter. I would consider this average up. I do average down on DBS.... which was my plan to align more towards STI for 2nd half of the year to benefit from it rise or rebound.... . Fortunately, the plan aren't so match and so much less impacted by STI Index recent banking segment poor performance.

Other than those key investment decision, I also remember attempting a speculative punt. Wish me luck on this one. Non-bank, non-reits and non-property. Is dangerous feeling rich .... All I could say.

Cory Diary : Reits 2018 Updates

Started writing on this last Friday night and then i broke off from my usual routine to finish it in one go. Too many things going on in my mind recently. One of them is work where we need to plan for mitigation plans due to tariff. Is sure going to be more costly for Americans but considering the significant amount of jobs created, looks like it could be a net plus for average folks. I will be expecting companies to start to move some of their production at least to other countries to reduce their cost from operating in China. Pace could speed up if the tariffs increases some more. From the looks of it, businesses in China will not look good as America is a Consumer Market of the world.

Another thing that keep me busy is Mew Two is now available in Raid. For those who is not familiar, is Pokemon Go game. Yup, I am still in it. The game keeps me busy with some exercise but just be careful on the roads. The other problem is if I am too near to garden or vegetation, there may be mosquitoes. Is still quite amazing that the game attracts a crowd. To take this Pokemon will need about 10 players and indeed a team effort until a lady came up with 4 phones at one go on the raid. Anyone need a new friend please message me. I need to complete a mission ....

Back to investment. I have shown my portfolio of equities previously. This time round I am writing about each of the reit/trusts as I can. My thoughts, fear, wish, dream ... whatever. Don't say what the hell this guy blogging on Friday night. I always could do and anytime whenever I feel the urge and when time permit. The first 2 Reits are the blood vines of Singapore and the other 3 are tapping E.Asia/Australia. As long the country and East Asia do well. So I do have a stake to ensure Singapore continue to prospers at least. In REIT investment I have the opinion that I do not have to max out my earning. I would prefer 有钱大家赚. So as long they perform well consistently, Management / Employees or private placement shareholders are welcome to earn form it.


ASCENDAS REIT, CAPITAMALL TRUST

This stocks have long history of dividends. If I can remember, there maybe some placements along the way. What I focus is the growing DPU. And that's what all matter isn't it ? I remember the former one hits 8% yield years ago. Now the yield has come down to 6% (give and take....) so there is nice capital gains on top of dividends. Is it attractive now ? Well, we can have some financial crisis and money got suck out of the system and stock price could drop to 6% price level. Will it really really happen? I dunno but I do know there is a lot of cash out there. A 2% yield drop could mean more than 20% reduction in stock value. Will take 3 years to recover if the stock continues to stay low. But I can wait while collecting the dividends. I would think is best to size my investment appropriately as there is some fluctuations over the years. I am not too worry if it goes lower. This is provided fundamentally the business has not changed to bad. If we have added up all the DPU and Capital gains over the years, the returns are in many times that we have invested.The thing is we need to have skin in it and forget about trying to time a perfect entry. The dpu would cover them over time.


ASCENDAS-HTRUST, MAPLETREE IND TR, MAPLETREE NAC TR

This is another class of reits that is well managed so far. The hospitality sector has seen it's dynamics so able to grow consistently is not easy.  Industrial reit is not cheap I would say. But the growth is there. Maple family has been on growth path so there will be rights issue along the way. My wish is that they stay within private placement sphere. Able to attract this class of private money is like giving confidence to the companies. If we are to issue rights to existing shareholders, I am not sure is it because they have problem to raise money without giving significant discounts. And this may be worrying. I use such indication to reinforce my judgement. So I am ok to earn lesser as long the path is right and make the company more powerful. The Maple managed malls is recent addition. There seems good potential to provide strong DPU. The gearing is high though so I am only comfortable to add only some for now. This 3 reits performance are more dynamic than CMT and Ascendas in my opinion.


FIRST REIT, PARKWAYLIFE REIT

Both Medical Reits. They don't manage the hospital operations. Both if we are to use P/B to value them, will be relatively expensive. The reason I believe is the stable earning it provides at constant growth and the properties. Their moat is high. Really high. Let put it this way. If my wife is pregnant, and need to do NIPS test. And the facility recommends say NIPS+ and the cost increases from $2000 to $4000. The additional $2000 can detect down syndrome much more accurate from 90% to 99%. Will you pay ? Happily, I will. And if there is a invasive test which cost only $500 with 100% accuracy but there is 1% chance she will miscarriage, will you choose this option ? I think most will say no way ! That's how safe is Medical Reit as their tenants have wider ability to pay.

But not all reits are the same. I am always wary of First Reit sponsor. If you have been following this reit, the Sponsor has not been in strong financial position due to over expansion in other businesses. However there are still many hospitals along the pipeline and they have been able to maintain strong DPUs. Is pretty hard to fake giving out money if they aren't making money out of it. The recent event is a case to watch more closely as the sponsor find innovative way to raise money without losing control of the reit. That's how I read it. I don't get to be sleepless over but need to watch it. I feel is unlikely to be a "Sabana Event". I did reduces my exposure a little bit from it and as a result took some losses from it YTD since is reference to end of last year price. Some analysts are positive over the deals. I take it with pinch of salt. The dpu is still good for now.

As for ParkwayLife Reit, I have size it such that I can be relax on it. The 4+ dividends is low but I can accept it as it helps spread my exposure with stable returns long term.


FRASERS L&I TR

Australia currency has not been doing well for couple of years. So I think it does has some impact on the returns. As long the DPU growth able to covers it, the Reit should be ok. They have freehold assets over there so this do make up for long term. They do has rental reversion but I feel it is not a surprise as there is clause within the contract that up the rental fee annually which can move it past the market rate.So not surprisingly when is up for renewal, there is reversion to mean at least. The European acquisition is something I do not really like as it draw away the future funding space so I sold all after. However the current yield is good and do not see reduction of it near term after rights issue. Another concern I have is that they aren't maple. I returned with smaller position nevertheless due to the strong yield.


NETLINK NBN TR

This is not "HPH Trust" or many Trusts out there in my view. Their asset has long term value and good moat.
Singtel hold the max they could on this one which tell me something. The G5 future rest on even more Fibre optics. Down side is that charges are regulated from my read in the internet. The DPU will be stable but I will not be surprise to see fluctuation. Some people hope for deeper correction before they go in. I do not think this make sense. The annual dividends is about 5.8% yield from the top of my head. If we park the money temporarily in SSB is about 2% short term. Opportunity cost is 3.8% yield. The waiting time outside could be expensive.If I am to part my money in other equity, I lose my opportunity fund.

If the Trust is indeed stable even $0.90 to $1.0 is not expensive. Here's the growth I hope for. But then will I sell ? Not if I have enough stake in it to do partial. Will the price go lower and lower. I feel is unlikely to happen unless manhole get obsoleted. They have good profitability improvement from cost cutting. How much can this go without affecting the operation or future growth is unknown but there is limit. I hope to see management take some stakes from the market. So far yet seen.

Cory Diary : Ascendas Reit Third Quarter Results

DPU 3.97 cents. A reduction of 0.6% QoQ without Tax Exempt. The result is pretty decent if we take it as one-off of prior year. To be frank, there are many other positives and negatives adjustments, and risks in the financial. Is quite hard to assess whether this is the only main difference even if we are to run the Reit ourselves.

Below Chart is manual collection of the quarters result of Ascendas Reit. As you can see the distribution looks fair enough. 




The Reit occupancy at high 80 percent range for Singapore and 90 percent for Australia. I feel this is something we need to watch. Number of property managed 132. The gearing creeps up some but still relatively low. 70% of the loan is fixed rate.

Manager has elected to receive 20% of the base management fees in Units and the other 80% in cash. So if we want to do Reit comparison, this maybe a critical factor we need to compute as this can  inflate DPU result.

@2.75 price, yield is 5.8%. Surprise price up @2.84 yesterday. If the resistances are broken,  @3.17, yield will be 5%.

Cory Diary : Recent Trade Actions 20170719

Here's another post on my recent trades but not all I can remember. The last time i post is here link. I try to stay as accurate as i can remember.


ASCENDAS REIT

I have managed to build back and more such that it has become one of my reit core holding. Using my basic TA skill, i thought 2.57 is a nice entry point but I start to dip for it at 2.62 and 2.58. I did sell some to resize my investment amount at 2.63. It now occupies 4%+ of my non-fixed equity. I am so glad to be back and with good 4 digits trading profit buffers. This investment is to plan for my next year returns and support of 6% dividends from it.


OKP

Did a punting on OKP when it dropped but miss the bottom in seconds. ( angry )...  so sold off my holding with some kopi money. I am not familiar with the future impact and feel MOS may not be good enough. This trade is basically for trying.


GLP

If you may know, I profited from recent takeover of GLP. This one is s bit of nerve. I have 12 lots originally. When it dropped to 2.76 prior to the announcement i sold 4 lots to re-size my exposure. Fortunately or so otherwise, the Offer is good. I benefited from the 8 lots remaining. And some from profits from the 4 lots sold. Not too bad for some one who is late into the GLP game just this year. 20% returns for a red dot speculation trade.


Design Studio

My exposure in this counter is quite large. I took some profit when it run up so that I can sleep better. This counter is still quite good considering the 10% dividend level and the company expected to run ok. Don't ask me can the performance be sustained. I don't know, and I am still vested. Just stay nimble I guess.
